This pre-engineered office, warehouse and shop facility is comprised of a single-storey office area, a show room, a warehouse storage bay, and three large drive-through bays that house a welding shop, a wash bay, and a massive industrial-sized paint booth.

The project was constructed to FM Global Standards to enable the client to take advantage of reduced insurance costs. This program required a number of adaptations to building components, including the sprinkler system, paint booth, and exterior building envelope.

This project was completed on a compressed work schedule with weather sensitive scopes being carried out during colder months. Ledcor was challenged with finding innovative solutions to keep the project on target, including installation of the slab prior to erection of the superstructure.

Ledcor implemented a time saving initiative through a construction method that used a glycol-based heating system, enabling substantial progress to take place inside the building during the winter months. This arrangement allowed us to make up for lost time and also led to significant cost savings on winter heating.
