Marine Gateway is a transit-oriented, mixed-use development located at a significant new transit node and in a growing community in south Vancouver. It is comprised of a neighborhood plaza, two slim residential towers that include market and rental units, an office tower, a retail podium, and a theater complex.
Central to the design is the accommodation of transit-related amenities, including a bus loop and rapid transit station. A neighborhood plaza and pedestrian mews have been used to create a unique sense of place by concentrating pedestrian activity around the retail stores and providing a connection to the main street (SW Marine Drive) and the residential neighborhood to the north.
The residential towers include diverse units to accommodate a broad audience from extended families to students. Targeting an aggressive sustainable design strategy, the project includes geothermal heating and cooling with an ambient heat recovery energy loop. Thermal mass and sun shading devices are used throughout the development to control internal air temperature.
