This $76.2 million project is located just off the famous Las Vegas strip and across the street from the McCarran International Airport at the end of a runway at one the world’s busiest airports.
Totaling 465,000 ft2 (43,200 m2), the facility consists of 478 suites, 45,000 ft2 (4,180 m2) of ground floor retail, an enclosed elevated fourth floor swimming pool, and other resort amenities.
The cast-in-place, post tension, concrete structure consists of three wings reaching seven stories in total. Portions of the ground level were designed for retail and restaurant spaces, along with a new 18,000 ft2 (1,672 m2) sales center for the resort. The exterior consisted of metal stud framing, with an exterior insulation finish system.
The property is situated under the flight path to one of the main airport runways. This created a number of challenges to the construction due to height limits imposed by airport operations. The construction of the upper floors of the structure required coordination with airport operations and subsequent night time work. The runway was closed from 11pm until 6am, allowing us a limited window to fly forms, frame shear walls, and pour the decks.
The enclosed pool was also mandated by the airport authority due to the potential of attracting water fowl. The site had limited buildable areas, height restrictions, and requirements for ground floor retail from the development partner, so the pool was built on the fourth level and enclosed in a two-story space with supplementary natural lighting.
Despite these challenges, the project was completed on time, and on budget.
